The right balance between the real estate assets of SCPIs and the needs of tenants is today a key axis of value creation. Aware of these challenges, PERIAL Asset Management is strengthening its analysis system and calling on the expertise developed by the start-up RQR.

RQR, a digital tool for asset managers

The solution proposed by RQR consists in precisely analyzing the impacts of asset management actions in terms of rent and the value of a real estate asset, in particular when carrying out work; in this it becomes a major asset in decision-making and planning support for asset management teams.

RQR has developed a robust methodology resulting in both an absolute and relative rating (compared to the local benchmark) of a real estate asset based on more than 150 criteria.

“We were seduced by the ability to optimize value creation trajectories thanks to a tool aimed at reconciling optimized financial return and impact. This is fully aligned with PERIAL AM’s responsible investment and management strategy, which integrates all ESG criteria at each key stage of an asset’s life cycle. RQR offers an operational methodological framework that makes it possible to concretely integrate sustainable development factors into investment decisions”

Anne-Claire Barberi, CSR and Innovation Director.

A marked step towards the transformation of its real estate assets

Unlike real estate companies, property management companies can only carry out expansion or reconstruction work for a short time, and in a supervised manner. SCPIs can only carry out restructuring work up to 15% of assets under management per year with a view to keeping the revalued assets in the fund.

“Since our creation in 2016, RQR has been working to assess real estate assets as accurately as possible on behalf of investors. Our mission: to reveal the quality of buildings for the benefit of all: investors, users, territories but also ultimately the savers of the funds concerned. We are very proud to be able to support a management company that is one of the leaders in responsible investment. The PERIAL AM team immediately understood the value of introducing a quantitative approach into its asset management strategy for redevelopment operations. »

rejoices Olivier Mège, president of RQR.

“This new collaboration allows us to strengthen our expertise on increasingly important issues in the market. In order to make the best possible decisions in the field of capital allocation and compliance with the CSR objectives that we have set ourselves for our activities, we wanted to supplement the field experience of our teams with the quantitative approach of RQR company ”

explains Loïc Hervé, Deputy Managing Director PERIAL AM.

PERIAL AM closer to start-ups

This merger with RQR was favored within the framework of the partnership initiated in 2021 between the PERIAL Group and the Paris&Co innovation ecosystem on the Urban Lab program to accelerate the integration of innovative solutions in the Group’s businesses and the management company.
As a player in the transformation for responsible real estate and savings, the integration of innovative solutions is essential today and is an integral part of the management strategy of PERIAL Asset Management.
